Ep 13: Who Can Afford Growth? Lennar, Amazon, and Apple's Big Test

Lennar: demand meets affordability — Lennar reported roughly $8 billion in quarterly revenue and adjusted earnings of $1.23 per share, both below expectations, and lowered its full-year delivery outlook. Apple's premium-demand test — iPhone 18 Pro reached stores Friday after last week's announcement, starting at $1,199. Apple is selling camera, performance, battery, and Siri AI as a useful premium upgrade. The foldable iPhone Duo is scheduled for October 23, so the real test is incremental ecosystem spending rather than merely moving an existing buyer to another expensive model.
Subsidies and incentives — Carrier trade-in offers can soften a higher sticker price, but promotions alone do not prove durable demand. Like Lennar's mortgage incentives, phone subsidies turn affordability into a shared problem; the economics depend on who bears the cost.
Memory and financing remain the pressure points — Intel chief Lip-Bu Tan warned of sharply rising memory prices and potentially tighter supply next year. Friday reporting also pointed to CoreWeave's proposed additional convertible debt raise and continued scrutiny of when Oracle's long-dated commitments become revenue. Scarcity can strengthen suppliers while raising returns pressure for device makers and cloud operators.
